The Zoning Board of Adjustment meets on the 3rd Wednesday of every month, at 7:00pm in the Municipal Building.

General Information |
Upon the adoption of a zoning ordinance, a municipal governing body must create, by ordinance, a Zoning Board of Adjustment consisting of seven members and as many as two alternates. Members of the board are appointed in a manner identified by the zoning ordinance; but must not hold any elective office or a position in the municipality.
The specific powers of the Zoning Board of Adjustment include:
> Granting bulk variances relating to lot dimension, setback, yard requirements or lot size, unless the proposed development requires approval from the Planning Board of a subdivision, site plan or conditional use, in which case the bulk variance must be granted by the Planning Board;
> Granting Use Variances to allow a structure or use a zone district restricted against such structure or use;
> Hearing and deciding requests for interpretation of the zoning map or ordinance;
> Hearing and deciding appeals where it is alleged that there is administrative error in an action or decision on the part of a zoning enforcement officer.
A variance grants an applicant permission to depart from the literal requirements of a zoning ordinance. The Zoning Board of Adjustment cannot grant any variance or other relief unless it can be granted without substantial detriment to the public good and without substantially impairing the intent and purpose of the zone plan and zoning ordinance.
